Flow Screed Installation for Multi-Storey Residential Development in Hemel Hempstead
Flow Screed installation for multi-storey residential development in Hemel Hempstead
600m² of high-strength liquid screed installed in a single day
Roccopia Developments Ltd approached City Flow Screed during the construction of a large multi-storey residential block in Hemel Hempstead. The project required a specialist self-levelling screed solution capable of performing over acoustic soundproof matting while maintaining the strength, flexibility and finish standards expected within a modern apartment development.
With the build programme already under pressure, the installation also needed to be completed quickly to allow follow-on trades back into the building without delay.
The Challenge
This was not a straightforward screeding project.
The floor build-up required a low-profile screed system that could be installed directly over acoustic insulation layers without compromising structural performance or long-term durability. The working environment added further complexity, with screed needing to be pumped vertically from ground level up to the third floor of the building.
Access, logistics, timing, and material selection all needed to align perfectly to avoid further delays to the overall construction programme.
The client needed:
- A high-strength liquid screed
- A product suitable for acoustic matting
- Fast installation with minimal disruption
- A smooth SR-standard finish
- One full floor completed in a single working day
The Solution
Working closely with suppliers and manufacturers, City Flow Screed specified Cemfloor Level Plus — a high-performance self-levelling screed designed for demanding commercial and residential applications.
A total of 23m³ of screed was pumped over a 60 metre vertical distance from ground level to the third floor, covering approximately 600m² at a depth of 30–40mm.
The flowing nature of the screed allowed the material to move efficiently around service penetrations, structural steelwork and tight working areas while maintaining a highly level finish across the entire floorplate.
Careful planning before the pour ensured:
- uninterrupted material supply
- coordinated site access
- smooth pumping logistics
- rapid installation across the full floor level
- The entire installation was completed in one continuous operation.
The Result
One complete floor of a five-storey residential development was fully screeded in a single day, helping the client recover lost programme time and allowing follow-on trades to recommence work almost immediately afterwards.
The successful installation also created a repeatable process for the remaining floors, helping streamline future phases of the project and improve overall site efficiency.
The finished surface delivered:
- a clean and consistent self-levelled finish
- reduced preparation requirements for floor coverings
- minimal disruption to other contractors
- improved programme confidence for the wider build team
Why Liquid Screed was the right choice
For large residential developments like this, liquid flow screed offers major advantages over traditional sand and cement screeds.
The self-levelling properties allow for:
- faster installation
- improved consistency
- reduced labour requirements
- excellent compatibility with acoustic and underfloor heating systems
- smoother finishes across large floor areas
On projects where programme timing matters, speed and consistency can have a significant impact on the wider construction schedule.
